Haltere takes a holistic approach to its strategy of acquiring, renovating and developing affordable, multi-family, and student housing units. In addition to investing in the physical assets, Haltere invests in the education of the novice to seasoned investor as a tool to enrich and prepare the next generation of trail blazers within the real estate sector.
Haltere is classified as a real estate syndication company that is vertically integrated with acquisitions, asset management, and construction management capabilities. As a collective, Haltere brings institutional-grade acquisition insight and operational efficiency across all realms of multi-family real estate. Haltere seeks multi-family investment opportunities in communities that are historically underserved by limited and general partner capital. We target affordable and value priced apartment communities that appeal to residents making $30,000 to $50,000 per year – the largest segment of rental housing demand. Historically, Haltere acquires Class B and C apartment communities of 50+ units.
We partner with individual investors, as well as private institutions to acquire and profit from high-value real estate assets that are typically reserved for only for the largest investors.
The key objectives of our investment strategy are as follows:

- Build long term value that provides an attractive risk-adjusted return for our investors
- Maintain long term affordability in our apartment communities
Process
Long standing relationships of the key executives
The senior executives of Haltere; Dennis L. Earls Jr., Marceid Hatcher, Anthony Tabor, and Ennis Williams, have collectively over 75 years of experience and have extensive market contacts. Approximately 50% of Haltere’ completed transactions are sourced, off market and through existing relationships.
Use of market level and property level analytics to measure risk
Haltere employs both top-down (macroeconomic) and bottom-up (property/neighborhood) level analysis to ascertain long term market fundamentals, including employment growth, demographic trends, household formation, and supply additions.
Use of technology to extract property level operating data to make better asset management decisions
As a vertically integrated company with property management capabilities, we extract real-time data via our technology platform which enhances our asset management capabilities – specifically capital investment and hold/sell decisions.
